You don’t need an independent mortgage advisor necessarily. You can use this site to find good rates and then speak to the bank directly about it. They’ll set you up a free mortgage appointment and explain everything. https://www.moneysavingexpert.com/mortgages/best-buys/ There’s a good guide on there for first time buyers too. Important to understand LTV when looking at rates - if you are buying a 200k house and deposit is 20k then you have a 90% LTV as your deposit is 10%. The lower LTV will give you better rates. Worth noting too that the Bank of England set the base rate of interest every 6 weeks and they are expecting it to fall soon, which means better mortgage rates for you when it happens.
Heron Financial are great - I deal with a broker called Megan who is very helpful.
